Emily assists clients with all aspects of rural property work. This encompasses estate management work where clients are served by efficient and practical implementation of their instructions, and more commercial and deal-driven work where she helps clients to get the best result possible from the transaction in question.

Emily advises on a broad range of property issues which can arise in relation to rural land, including adverse possession, development overage, transfer of single farm payment entitlements and unregistered title issues. In addition, she often deals with agricultural tenancies, wayleaves and sporting and mineral leases. Her expertise also includes many aspects of commercial property and commercial landlord and tenant work.

Emily enjoys acting for both institutional and private client landowners and the variety of work this involves. Recent work highlights have included:

  • Acting for private clients on a £2.4m estate sale, involving three separate seller entities, three separate buyer entities, overage and complex cross rights
  • Acting on an agreement for the surrender and lease of two separate commercial premises in central London in a short timeframe and involving administrators, and
  • Acting for charity clients on the purchase of a farm for £4.25m. This involved overcoming issues with the transfer of single farm payment entitlements, title, and possible unauthorised business use by a sub-tenant.

Emily takes a practical approach and endeavours to provide the client she acts for with thoughtful and pragmatic advice.
